A plain account of how this desk operates: what we ask you for, where it goes, how we are paid, and what we will never do with your file.
Our standards
What we ask for
The tools on this site run entirely on numbers you type in — income, debts, down payment, rate assumptions. Nothing about a calculator requires you to identify yourself, and nothing you enter into one is a mortgage application.
If you choose to start a pre-approval, we ask for contact details and the basic shape of your situation: where you are buying, income type, timing, and roughly where your down payment is coming from. That is the minimum a licensed professional needs to pick the conversation up properly.
| Information | On this site | Later, with your broker |
|---|---|---|
| Social Insurance Number | Never asked | Only at formal application, with consent |
| Credit check | Never run by us | With your explicit consent |
| Pay stubs, NOAs, statements | Not uploaded here | Provided directly to the licensed professional |
| Contact details | Only if you start an intake | Used to reach you about your file |
| Calculator inputs | Stay in your browser | Shared only if you submit them with an intake |
How your information moves
When you submit an intake, the details go to our systems and to one licensed mortgage professional able to work your province. We do not run an auction, we do not distribute your file to a list of bidders, and we do not sell contact data to third parties.
Basic technical information — the page you came from, campaign parameters, browser and approximate location from your IP address — is recorded with the submission so we can tell where genuine enquiries come from and block automated abuse. It is operational data, not a product.
How we make money
Guidance pages carry no affiliate links, no paid placements, and no lender sponsorships. Nothing about what a page says is for sale.
The business works one way: when a reader chooses to start a pre-approval and a mortgage eventually completes, the licensed professional who handled the file is compensated in the ordinary way — typically by the lender. That is the entire model, and it does not change the content.

What we are not
We are not a bank, a lender, or a mortgage brokerage, and we do not fund, approve, or underwrite mortgages. We do not issue commitments or hold rates. Rate figures published here are indicative market context with a snapshot date, not offers.
Everything on this site is general information for Canadian readers. It is not mortgage, legal, or tax advice. Mortgage applications are completed by licensed professionals regulated in your own province.
Questions and corrections
