Who writes this
Every page on mortgagepreapproval.ca is produced by the Canadian Mortgage Compass Editorial Desk. We use an organization-level byline deliberately: we will not attach a named individual, a licence number, or a credential to a page unless that claim is independently verifiable. When you see a byline here, it means the desk stands behind the page.
The desk is not a lender and does not underwrite files. Mortgage applications started through this site are completed by licensed mortgage professionals in your own province, under their provincial regulator.
How a page is made
A page begins with the question a reader is actually trying to answer — not a keyword. We outline it against the way a Canadian lender works the file, draft it in plain language, check every number against the body that sets it, and then read it back looking for anything that could mislead a reader into a decision they would regret.
- Rules and thresholds are stated with the authority that sets them.
- Illustrative figures are labelled as illustrative, with the assumptions shown.
- Anything ambiguous is rewritten or removed rather than hedged.
Source standards
We prefer primary Canadian sources: OSFI, CMHC, the Financial Consumer Agency of Canada, the Bank of Canada, FINTRAC, Statistics Canada, provincial regulators, and provincial or municipal tax authorities. Secondary commentary is used only for context and is never the basis for a number.
Rate figures on this site are indicative market context carrying a stated snapshot date. They are not quotes, not offers, and not held for you.
Review cadence
Pages that carry rules or figures are re-read against current sources on a rolling basis, and out of cycle whenever a material change lands — a Bank of Canada decision, an OSFI or CMHC policy change, or a provincial budget that moves land transfer tax or a rebate.
A "last reviewed" date appears on a page only when the desk genuinely re-read it. We do not bump dates to look fresh, and a page without a date simply has not been re-reviewed since publication.
Corrections
If a number or statement here is wrong, write to hello@mortgagepreapproval.ca. Substantive corrections are made promptly, noted on the affected page, and logged in the site changelog. We do not quietly edit a factual error out of existence.
Conflicts and disclosure
Guidance content on this site carries no affiliate links and no paid placements. Lender and lender-type pages are editorial descriptions, not endorsements, and no lender pays to appear or to be described favourably.
The site does operate a pre-approval intake: if you choose to start a file, your details are passed to a licensed mortgage professional who may be compensated in the ordinary way by a lender if a mortgage completes. That is the business model, stated plainly. It does not change what the guidance pages say.
Limitations
Everything here is general education for Canadian readers. It is not mortgage, legal, or tax advice, not an offer of credit, and not a substitute for advice from a licensed professional who has seen your full situation.
