Why brokers apply

A buyer that already thinks they've found their broker.

By the time we route the file, the buyer has scored themselves against seven underwriting criteria, seen a rough verdict, and clicked "get pre-approved". They aren't shopping — they're ready.

Not a race
One approved broker per postal code — you're never sprinting a form-fill against three competitors.
Not a resale
We don't shop the same file to marketplaces, aggregators, or lender partners.
Pre-scored
You see the 7-category readiness grade before you pick up the phone.
Local file
LTT, CMHC, and closing math are calculated for the buyer's province before hand-off.
Domain trust
The buyer trusts the .ca domain they found on Google — that trust transfers to you.

Broker FAQ

What brokers ask before they apply.

Am I competing with other brokers on the same file?
No. One approved broker per postal code. When you're routed a territory, every file from that geography goes to you and only you.
What does 'pre-scored' mean in practice?
The buyer has completed the 7-category readiness grade — income, down payment, credit self-report, debt load, property type, timeline, and documentation. You see the verdict tier and the friction points before you call.
How are files delivered?
Email to a mailbox you control, or CRM push (Velocity, Finmo, BluMortgage, Filogix supported). Delivery is under 5 minutes from submission.
Who qualifies to join the network?
Licensed Canadian mortgage brokers and agents in good standing with their provincial regulator (FSRA, BCFSA, RECA, OACIQ, etc.). Applications are reviewed individually.
Do you split commissions or take a cut of funded deals?
No. What you fund on a routed file is yours. The network exists to distribute qualified Canadian pre-approval intent — not to sit inside your deals.
